Colin Donald describes issues recurrent over many, many years – lack of housing land and quality affordable housing, and failures in the planning system (Taking a leaf from Germany's book, Business, October 4).

Two elephants in the room need to be investigated. First, comparing Freiburg and any other city in Scotland, what proportion of the price of housing is claimed by the cost of land? I'd guess the figure in Scotland is much higher than in Germany. Secondly, what has been the trend in professional planners employed by planning authorities over the last 15 years? I would guess the numbers employed have significantly reduced; no surprise that planning timetables become stretched.

Unless Government tackles the land cost element by imposing a tax on land values, and adequately funds affordable housing initiatives, I regret that the issues raised in the article will be repeated in years to come.
