A former school on a historic site in Bridge of Earn has been brought to market in what has been described as a “unique investment prospect”.

Kilgraston House, set within “beautifully landscaped” grounds dating back to the 13th century, was originally designed by Francis Grant and later extended by Sir Robert Rowand Anderson.

Savills, which is marketing the property on the instructions of the Trustee in Bankruptcy, declared it offers “significant potential for redevelopment, providing an excellent opportunity for investors and developers seeking a project with both historical significance and commercial potential”.

Kilgraston House is a Category A listed building, with the entrance archway, gate lodge, and former stables building classified as Category B.

The site was purchased by the Society of the Sacred Heart in 1930 and opened as a school. It features several modern extensions that provide teaching space, dormitory rooms, and other school facilities, and while it is suitable for continued educational use, it could be adapted for residential, tourism or leisure uses, Savills said.

Kilgraston is in the small town of Bridge of Earn, around 5.4 miles south of Perth and 1.2 miles from the M90, which has amenities such as the Kintillo Village Store, Co-op and The Earn Coffee Shop.

The property spans a total of 55.45 across and 150,738 square feet of buildings, including 118,472 sq ft of teaching and boarding accommodation. The facilities include a chapel and theatre space, 25m indoor swimming pool, large gymnasium, equestrian centre with outdoor arena, outdoor tennis courts, hockey pitch and sports pitches, and three residential properties.
