A traditional pub and restaurant in a Scottish town, featuring a “very popular” beer garden, is up for sale with a freehold asking price of £350,000.

Christie & Co, which has been appointed to conduct the sale, described it as a “great opportunity” and flagged potential to develop the business.

The Bell Rock Tavern, In Tayport, comprises a public bar with seating across two levels, and a restaurant with its own bar, accommodating around 60 covers. Also included in the sale is a three-bedroom apartment with a private entrance.

Christie & Co said: “Externally, the property features a beer garden with stunning views overlooking the harbour, which is very popular with both locals and visitors during the summer months.”

It added that the pub and restaurant was “easily accessible from the A92 or via the Tay Bridge from Dundee and has a prominent roadside location”.

Simon Watson at Christie & Co, who is handling the sale, said: “This is a great opportunity to acquire a well-located business with multiple revenue streams as well as further potential to develop.”
