An office building based in a “sought-after location” near Edinburgh Park has been brought to market.

Offers over £800,000 are being invited for Caledonia House, which agent JLL declared “presents an outstanding opportunity for businesses seeking quality office space in one of Scotland’s most-desired locations”.

JLL said the property, which was built in 1992, includes 32,335 square feet of flexible office space over three storeys in a “prominent corner position” at 1 Redheughs Rigg. But it noted that the building, which has 90 car parking spaces, “could also easily suit alternative uses, subject to planning”.

Caledonia House is located close to the Gyle Shopping Centre on the west side of the city, which is set to be boosted over the next few years with the development of the Edinburgh Park Arena, and completion of a residential project from S1 Developments. The site is within easy access of the A720 City bypass and motorway network.
