A family-owned hotel and restaurant at a “stunning riverside location” has been put on the market for sale.

The property is described as “a very special licensed business, offering a high-quality mature trading business in one of the most impressive trading locations in Scotland”.

Cornerstone Business Agents said the Inn on the Tay in Grandtully, near Aberfeldy and Pitlochry is “arguably one the best inns in Highland Perthshire”.

The business is in “immaculate walk-in condition”, and the five-day operation with six letting bedrooms has “huge potential to expand”.

Cornerstone Business Agents said: “The business has been in client’s ownership for the last 18 years, during which time the business as well as the property have been completely redeveloped.

“Our clients are offering a mature and robust business to market with huge scope to increase further. The business is run by a stable and experienced staff team led by our clients.”

Income is derived from food, wet as well as accommodation sales and a rough percentage breakdown of sales would be food 50%, bar/wet 30% and accommodation 20%.

The agent added: “Our clients have also left considerable headroom for new owners to enhance the business further; the owners currently only trade 5 days a week closing on a Monday and Tuesday, additionally the business closes for three weeks during the year.

“New owners will also have the benefit of the recent development of the Ootside Inn and the Coorie – these additions to the business are relatively new and already hugely successful.

“It is strongly felt that the function side of the business could be developed further by new owners, the Oostide Inn is a great asset that alternates between a pub, function room and private events space. The flexibility of the space allows a variety of different uses.”

Grandtully is known for its sixteenth-century castle and St Mary's church, famed for its tempera paintings.

Cornerstone said the Inn on the Tay freehold is offered at £850,000.
