A FULL family home of manageable proportions in the West End of Glasgow is a rare commodity, and when one comes on the market, interest is usually keen.
This is all the more true when the house is situated in a leafy enclave just off Byres Road, combining all the facilities of this cosmopolitan area with the relative peace and quiet of Dowanside Road.
The house was designed and built around 1900 in the Glasgow style, and although it has been modernised, many of the original features have been retained.
From the outside the house has a distinctive appearance due to its unusual stained glass windows. Inside, the cornicing and plasterwork has been retained, and there is original wood panelling in the hall, dining room, games room and one of the bedrooms.
The accommodation is spread over four levels. On the ground floor are the main public rooms. The lounge is bright and airy, with a five frame oriel window and another smaller window to the side. Its hardwood parquet floor complements the other period features.
The dining room also has a parquet floor, and its deep green walls go well with the original panelling to dado height. Its fireplace of polished slate and cast iron insert make an attractive focal point. Not to be outdone, the hall has original panelling to three-quarter height, lightened by brightly painted walls above. It has six-panelled hardwood doors with original over pediments to all the rooms, and a red brick claygate fireplace.
As would probably be expected in a house of this character, the breakfasting kitchen has a free standing dark green Aga fired by gas. A period cloakroom completes the ground floor.
On the upper floor are four double bedrooms and the family bathroom, which has a free standing cast iron bath.
On the top floor is the fifth bedroom, ideal for isolating a noisy teenager, or for making a home office away from the family din.
On the lower ground floor are three very versatile rooms. One could make a sixth bedroom, as it has a timber floor and the original fireplace with tiled insert. The large games room to the front has a hardwood floor and panelling, and a small cloakroom.
Finally, the laundry room, with its stone floor, houses the central heating boiler.
The small front garden has red gravel and is ideal for pots, while the sheltered level rear garden, laid mainly to lawn, is south facing.

Why are you making commenting on The Herald only available to subscribers?
It should have been a safe space for informed debate, somewhere for readers to discuss issues around the biggest stories of the day, but all too often the below the line comments on most websites have become bogged down by off-topic discussions and abuse.
heraldscotland.com is tackling this problem by allowing only subscribers to comment.
We are doing this to improve the experience for our loyal readers and we believe it will reduce the ability of trolls and troublemakers, who occasionally find their way onto our site, to abuse our journalists and readers. We also hope it will help the comments section fulfil its promise as a part of Scotland's conversation with itself.
We are lucky at The Herald. We are read by an informed, educated readership who can add their knowledge and insights to our stories.
That is invaluable.
We are making the subscriber-only change to support our valued readers, who tell us they don't want the site cluttered up with irrelevant comments, untruths and abuse.
In the past, the journalist’s job was to collect and distribute information to the audience. Technology means that readers can shape a discussion. We look forward to hearing from you on heraldscotland.com
