n THOSE who are seeking to maximise the price of their house may wish to consider how much selling potential they can add with good interior decoration.

Two similar flats sold recently in Glasgow's Falkland Street, both with five rooms, kitchen and a bathroom, achieved quite different prices primarily as a result of their condition inside.

One sold for #180,000 while the other, which was particularly well presented inside, sold for #208,000.

The owner of a flat in Cleveden Drive will be hoping that her talent for interior decoration will also help to increase its value, having been decorated to a high standard.

Stoneleigh was built in 1906 by Henry Edward Clifford for the Glasgow stockbroker, Joseph Turner. At one time it was a nursing home and has since been converted into flats.

The apartment for sale at Stoneleigh includes American oak flooring, leaded glass windows, one depicting the quest for the Holy Grail, and detail plasterwork on the ceiling.

On the ground floor, there is a large drawing room, measuring 28ft 7in by 18ft 6in, overlooking the garden and with the herringbone parquet flooring restored. A carved wooden sideboard has also been brought back to its original condition and there is similar dark wood panelling to dado rail height around the room.

In contrast, the dining kitchen, also a large room, measuring 26ft 5in by 14ft 5in, has modern fitted units with integrated appliances and a tiled floor.

An ornate wrought-iron spiral staircase leads to the first floor which has two bedrooms and a bathroom with a Jacuzzi bath.

From the master bedroom french doors lead to a south-facing terrace.

Surrounded by a wrought-iron balustrade with designer warped balusters and oak handrail, it has a tiled floor and overlooks a communal garden at the back of the house that is screened by mature trees.

Offers in excess of #195,000 are invited. Viewings arranged through G&S Properties, telephone 0141 942 9090.
