Some areas have proved more resilient to the recession than others – and Bearsden is among them.
According to local estate agent Rettie & Co, average house prices in Bearsden's G61 postcode area are on a par with Edinburgh's Morningside district and well ahead – more than double – the current average house price for Scotland (£301,000 compared to £159,000) as well as the UK average. And as house prices in the G61 area are forecast to grow in the next five years, this could give added cachet to properties now on the market.
Westend Square is one of Bearsden's best-kept secrets, a small collection of pretty cottages built around the 1890s and tucked away behind stone walls. These properties are listed and have distinctive architectural features, including free-standing stone columns and open-sided porches.
No.6 Westend is of particular note, a three-bedroomed cottage that has recently been sympathetically redeveloped and extended to combine original features in a contemporary open-plan layout that has floor-to-ceiling bi-fold doors opening on to a private sun terrace and tree-lined garden. Including a state-of-the-art kitchen and two downstairs bedrooms, with the third in the extension and overlooking the garden, and with a vaulted ceiling, the cottage is for sale at offers over £345,000 with Rettie's Bearsden office.
Boclair Road is one of Bearsden's most expensive streets, where house prices have averaged around £900,000 in the last five years. Corum is selling Tantallon, a blonde sandstone Victorian villa in grounds extending to around half an acre on the side of Boclair Road, that follows the lines of the Antonine Wall. This house has a drawing room, sitting room, study, dining kitchen, cloakroom, laundry/utility and a 30ft side extension (currently a garden/dining room) with windows on three sides and French doors to the garden. Upstairs are four spacious double bedrooms (one en suite) and bathroom, while a fixed staircase provides access to a sizable floored and lined attic. Tantallon is for sale at offers over £725,000.
Chesters Road, in Old Bearsden, is another sought after locale. Craigvilla, at No.6, is an unusual property, built in colonial style on a corner plot of three-quarters of an acre with a sweeping driveway and an abundance of mature trees. The six-bedroomed house features a secluded 28ft outdoor heated swimming pool within the fully enclosed rear garden, where there is also a woodland area and a water feature linking two ponds. With more than 4000 sq ft of space, Craigvilla includes a 32ft formal lounge with two fireplaces and French doors to an adjoining garden room. Although requiring modernisation, it has some exceptionally fine period features, including wood panelling, stained glass windows, ornate plasterwork and original fireplaces. Slater Hogg & Howison's Bearsden office is seeking offers in the region of £675,000.
Bearsden's mix includes more recent new-build developments. One that is ongoing is Academy Grove on Morven Road, where Bett Homes has traditional-style four and five-bedroom villas with designer kitchens, integrated appliances, contemporary bathrooms and sliding-door wardrobe systems. Prices range from £430,000 to £599,000.
Westpoint Homes has plans for a development on the site of the former Scotus College between Thorn Road and Chesters Road. With the first properties likely to be ready for completion in August, the new Scotus College will comprise a variety of house styles ranging from detached family homes to refurbished and new-build apartments and a stable conversion.
